What’s Included In A Pest Control Inspection?
We usually start the pest control inspection by having a conversation about the property in general. If something particular comes up, we ask more specific questions such as noise, smell, and sightings. We make a mental note of all the information and then ask about any recent work that has been performed on the building, grounds, or nearby properties. We also ask about pets, wildlife sightings in the area, and general questions about the neighbourhood.
This initial contact is very important as it can reveal a lot more than what meets the eye.
Pest Control Inspection Checklist
We then proceed to inspect the property while paying special attention to any concerns that were raised. Here is a list of what we normally look for:
- Signs of pest activity (droppings, chewing, sawdust, debris that doesn’t belong…)
- Unusual discoloration or deterioration (sebum, unusual stains, wear, scratches…)
- Potential entry points pests can use to gain access (rodent, insect, wildlife)
- Condition of building and surrounding grounds (age and general condition)
- Potential food and water sources (bird feeder, pet dish, fruit trees, water streams, stagnant water…)
- Presence of cobwebs (following breadcrumbs if disturbed and looking for signs of activity)
- Bridges, natural and man-made (tree branches touching building, climbable structures, decorations…)
- Paths (trampled ground, dead grass lines, dust tracks…)
- Smell (mildew, sweet, ammonia…)
- Nesting signs (ants, rodents, wasps, bees, squirrels…)
There could be several more checks to perform depending on the property. Warehouses, shops, restaurants, hobby farms, schools, parks, and others all have their particular challenges. It requires many years of experience to remember to check everything on any given day or any given property.
Can Homeowners Perform Pest Control Inspections?
You betcha! Anyone can perform a pest control inspection. The only caveat is: will it be as thorough? As a pest control professional who started in the industry in 2006, I still learn new things every day. If your requirement for an inspection is to comply with certain regulations or to close a deal on the sale of your home, it is absolutely necessary to contact a professional to perform this pest control inspection.
Performing a pest control inspection is not just about looking for rat droppings or crawling insects. You have to understand a lot about how a building is built and what materials are used in construction. You also have to gain access to areas that might be dangerous for anyone who hasn’t received the proper training. There is also another aspect related to nature: the plants, the seasons, and even the time of day matters when performing an inspection. It may not seem like it, but it is quite a daunting task, even for me, who has been involved in this industry one way or another since 2006.
The importance of an inspection should not be underestimated. Think of it as your annual medical visit with your physician, where you keep a watchful eye on your property at regular intervals, just as you do for your own health.
