We install capture devices and monitors on your property, inspecting and cleaning them twice a month, compared to the industry standard of once a month. Each device is serialized, and the results are compiled into our proprietary data management system during each visit. Over time, by recording a variety of indicative points, we can create a graph showing how your property is affected, when it is most affected, and how effective the control program is for you.

This unique method of protecting your property enables us to draw a Rodent Forecast based on empirical data, allowing us to adjust the amount of service you receive, which translates into savings for you.

With our experience, it is easy for us to deploy the appropriate number of devices on your property, and their positions are never considered static. Along with recording rodent activity on your property, we also record the exact position of each device and any particulars. Analyzing these locations and tracking what happens in their vicinity or further out in the neighborhood allows us to investigate potential outer perimeters and determine why rodents are attracted to your property in the first place.

Let us give you an example: With us, you receive monthly Rodent Activity Forecasts, and we offer servicing your devices twice a month, once a month, or giving you the ability to skip a month altogether without penalties if you choose to do so.

To make it easier to understand, let’s say it’s August and we have completed your mid-month service. As usual, we will send you a detailed report of what we did and observed on your property, and include a forecast of what to expect in the upcoming month with a service recommendation.

Based on our experience, we know that in September, rodent activity will increase exponentially as the nights start to get colder. Females will instinctively look for warmer nesting areas and may target your homes. This would be the time when we recommend booking two service visits for the upcoming month.

On the other hand, if it were April, we would let you know that rodents are now roaming outside and will be less interested in your homes. In this case, we would recommend continuing with two services to catch the babies, but we would also suggest that it may be safe to do only one service since, historically, we see a drop in rodent activity in the bait stations we service throughout the Squamish-Lillooet District during that period.

Rodent cycles are somewhat predictable during a calendar year, and we use our knowledge and experience in the region to make your rodent control more economical.

We make our two rodent control cleanup services more economical than the industry standard’s single service due to our unique operation. We only service the Squamish-Lillooet region, an area spanning from Upper Squamish to Britannia Beach. This limited territory provides two key advantages: (1) it allows real savings in infrastructure and operating costs, which translate into savings for our customers, and (2) servicing fewer clients than companies with larger territories allows us to spend more time with each customer and providing exceptional service since we have more time available to do so. This translates into “Twice as Much Service in the majority of cases.”

As of now, we perform our exterior rodent control services on the 1st and 15th of each month, with slight adjustments if these dates fall on a weekend or holiday. This schedule is expected to expand as demand increases.

Our Exterior Revolving Rodent Control services provide peace of mind, knowing that a professional is monitoring and recording every aspect of our efforts. You receive a report each time we visit, along with a forecast and recommendations for the upcoming month. This gives you roughly two weeks to decide on our recommendation for the next month.

We greatly differ from industry standards: We are as affected as you are by inflation and environmental changes. Depending on your situation and with the help of our “Rodent Forecast,” you can still receive optimal services at a lower cost during difficult times by downgrading to a single service or skipping the upcoming month altogether without any penalties.

You do not need to contact us or explain your situation; simply remit payment for one or two services before the first of the upcoming month to signal us to include one or two cleanup services for your location. Otherwise, if no payment is received, we assume you would like to skip the upcoming month. Easy peasy, no pressure!

Many of our commercial clients and others choose to have us bill automatically each month to avoid the hassle of remembering to remit each month, preferring to trust our judgment and forecast for the appropriate number of services for their property. On the other hand, some people prefer remitting by e-transfer each month and being in control. Both methods are totally acceptable to us as long as you understand that our automated scheduling for an upcoming month relies on advance remittance, and it can be hard to modify once it has been filled.

However, sometimes your attic, crawl space, or yard might seem like a 4-star hotel with all the amenities of food, water, shelter, and warmth. What would you choose? Given the choice between a nice damp-cold rock pile or a warm insulated bed, no predators, and plenty of nearby food and water, your homes are perfect.

But here’s the thing: If you have critters in the attic or crawl space mean, it’s very easy for them to make their way up or down into your home. There are numerous utility holes created by builders to run plumbing, wires, ducts, and more. These holes are often rough cuts, which leave gaps for critters to squeeze into.

Food and water are often priority number one for rodents. Nesting and reproducing come closely behind. If we can mitigate food, water, and shelter on your property, then your property becomes instantly less attractive to them. Being less attractive means a lower chance of having to proceed with rodent and wildlife exclusion or hole-blocking.

Rodent and wildlife exclusion is a fairly straightforward process. Al has experience working around construction sites and is considered by many to be an expert in his pest control field, particularly in understanding how and where mice or rats move behind the walls of a building.

Our first step is to block all potential visible entry points from the outside and eliminate hidden paths leading to your home.

Although the methods for excluding rodents from natural features may differ, it is still possible depending on the situation. Al often recalls how he was able to exclude rodents from a natural feature in 2006 by redirecting them back to where they came from with the help of a labyrinth path made of improvised 2×4 lumber. Al has a very methodical and imaginative mind.

Once we have completed our exclusion work, we move on to the rodent control phase.

Rodent control can be performed with a wide variety of devices.

There is usually a logical method to this madness, nevertheless. What is important is not to scare the animals that are trapped inside your home after we have excluded all exit points from the outside. We may arbitrarily opt to exclude obvious interior rodent holes in order to channel their movements a little better, or we may decide otherwise. There is never a cookie-cutter solution, but mostly a combination of techniques that have proven effective from past experience. Old, dingy rodent traps are a good example. You and I can’t really smell the difference, but rodents can, just like your old lucky fishing lures, as Al often says

Exterior trapping may not be necessary depending on the natural pressures that drives rodent to your property.  If required we like to use exterior bait station loaded with a snap trap.  Rodent control is never totally understood until we have had the chance to measure the level of activity.

We sometime can judge the level of activity through the number of movement holes, droppings or sebum oil stains on your home.  Other times we rely on bait consumption.  As a rule of thumb we bait all devices but leave them inactivated to give rodent a chance to get to know them as a source of food instead of a potential threat. Rodents are notoriously neophobic, or having an extreme or irrational dislike of anything new or unfamiliar.

Exterior bait stations serve some very important purposes:

  2. Determining the level of activity of each species
  3. Trapping rodents
